NHQB new home pre completion inspections

The New Homes Quality Code now means that you are entitled to a Pre-Completion Inspection before Legal Completion takes place. All developers that have signed up to The Code must make sure that Customers are aware that they have the right, as set out in The Code, to an independent Pre-Completion Inspection. This means that developers cannot deny you the opportunity to independent, third-party advice, to make sure your home has been completed to acceptable standards. That Pre-Completion Inspections will soon be widely accepted by most Developers is welcome news. Customers will be afforded a lot more protection and snags should be fixed much sooner.

 

The Developer must provide an opportunity for the independent inspector to carry out the inspection from five calendar days after the Notice to Complete has been served. This could be earlier if both the Developer and Customer agree.

When agreeing the Legal Completion Notice Period, enough time needs to be given between Notice and Completion for the inspection to take place, and for all the necessary legal work to happen. It is expected that the usual notice period is no less than fourteen calendar days. But if the Developer and Customer agree to a different schedule then this is also acceptable. However, the vast majority of Notice Periods will be fourteen days and it is not advisable to agree to a shorter period. This will limit your ability to have a Pre-Completion Inspection.

 

It is important to note that the Pre-Completion Inspection should not delay or prevent Legal Completion in line with the Notice to Complete. The Developer is required to respond in line with the provisions of part three of the New Homes Quality Code. This is to make sure the Customers are treated fairly. For example the Developer has to explain the process for keeping the Customer updated about the expected schedule to completion. These updates should happen in a timely manner so that adequate planning can be made.

 

The Developer must ensure that their sites comply with all relevant health and safety legislation and guidance appropriate to inspectors completing the Pre-Completion Inspection.

The Developer must inform Customers about the health and safety precautions they, or their representative must take when they are visiting the construction site. The Developer can refuse access to a live construction site if health and safety precautions required by the Developer are not adhered to.

New home post completion inspections

Our post completion snagging inspection is more in-depth than a pre-completion inspection as we are not restricted to the NHQB inspection checklist. Our Post Completion Inspection will be carried out using the latest tools and technology and will include issues that are out of tolerance according to your builder’s warranty, NHBC, LABC or similar and building/fire regulations. The post completion survey is carried out after you have legally completed. A full concise report including photographs and descriptions of all issues will be provided within 24 hours of inspection. 

New home roof inspection and thermal imaging inspections

Our heat loss inspection allows us to survey your home using the latest equipment.

 

Ensuring your windows and doors are free from cold air ingress, no heat loss, no insulation voids, thermal bridging issues, and ensuring your heating system is distributing consistent heat. A full concise report will be issued within 24 hours including thermal images and descriptions of any issues found. â€‹

*Please note during the months from May-September there may be some elements that cannot be checked due to insufficient temperature difference between internal and external elements. We can still check under floor heating and central heating systems at this time.

As part of your snagging process, you can also choose to include our roof inspection. All our inspectors are Civil Aviation Authority (CAA) registered drone operators.

 

Our roof inspections are carried out using the latest technology, high-resolution video imagery and stills. All elements of the roof will be inspected and a clear concise report will be issued within 24 hours including images and descriptions of any issues found.
